Marina could be built in Alderney "by 2015" say developers

A marina could be completed at Toulouse Rock by the end of 2015, according to the triumvirate that make up Braye Harbour Developments.

Chairman Gordon Owen, Robin Walters and Derek Elliott told around 40 residents at public meeting in the Island Hall that they aimed to start building by the second half of next year.

The 250-berth (with 20 reserved for local boats), five star marina is destined for the rocky south east corner of Braye Bay and will be funded via a 70 unit property development, ranging from 30sq metre beach 'pods' to luxury villas with private beaches. The trio told how their plans rest on the States agreeing to give them long leases on their land which they can "sell" off in plots to selected wealthy individuals.

Mr Owen said the development - with the focus firmly on the most profitable element, the 16 luxury villas - will first be unveiled to sailing enthusiasts at the London Boat Show in January and then high-end London property agent Savills, will "invite" members of its client list to put deposits on plots. That cash, match funded by the bank, would enable them to start work on phase one of the scheme: further surveys, planning permissions and creation of the northern wall of the marina and creation of around 60 berths. Phase two would see construction of the central pier and connecting cill and phase three, the second breakwater with the seven breakwater villas sitting atop of it. Those two final phases are scheduled for completion by the end of 2015. Mr Owen said that if profits went beyond what they had factored some would flow back to the States. But he added: "We've been working with advisors and financiers and what they are saying is that if there's no interest in the property side of this there won't be a marina. We do need residential development."
